Where to Land

The Three Zones Kelvin Doore Covers

Vancouver Island isn't one market. Depending on your lifestyle priorities, the right zone looks very different.

City amenities · Walkable · Ferry access

Greater Victoria & Saanich

The urban core of Vancouver Island. Oak Bay, Fairfield, James Bay, and Saanich deliver walkable streets, independent restaurants, a genuine arts scene, UVic and Camosun campuses, and a reliable BC Ferries connection to Tsawwassen. With Canada's mildest urban climate (average January high: 8°C) and a SFH benchmark of $1,307,400, Greater Victoria offers a compelling full-lifestyle upgrade from Vancouver. Downtown Victoria regularly sees 12 days on market — bring pre-approval.

45–60 min from Victoria · Best $/sqft · Acreage & hobby farms

Cowichan Valley & Lake Cowichan

Drive 45–60 minutes north of Victoria and the Island opens up. The Cowichan Valley — including Duncan, Lake Cowichan, Honeymoon Bay, and Youbou — is where buyers find acreage, swimming lakes, hobby farms, and genuine small-town community. The VIREB board-wide SFH benchmark sits at $772,300 — the best dollars-per-square-foot on the Island. Tight-knit neighbourhoods, farm-to-table restaurants, and Cowichan Bay's working waterfront make this one of BC's most underrated lifestyle markets.

Pacific Rim NP · World-class surf · True escape

Tofino & Ucluelet

A category unto itself. Tofino and Ucluelet sit on the wild west coast of Vancouver Island inside Pacific Rim National Park Reserve — old-growth rainforest, consistent surf breaks, and a community of people who chose something completely different. Limited inventory means you need to move decisively when the right property appears. Buyers here are either making a full lifestyle change or securing a vacation property they intend to use seriously. If that's you, Kelvin Doore knows this market and can help you move quickly.

Honest Answers

What Buyers Always Ask Me

What's the weather actually like?

Victoria gets around 2,193 hours of sunshine per year — more than any other major Canadian city including Vancouver. Winters are mild (rarely below 0°C) and almost snowless. The trade-off: the west side of the Island (Tofino, Ucluelet) is genuinely wet and wild — beautiful, but a real climate shift if you're coming from somewhere dry.

What's ferry life like for regular travel?

The Tsawwassen–Swartz Bay route takes about 1.5 hours on the water plus loading time — budget 3–4 hours door to door to downtown Vancouver. For hybrid workers doing 1–2 trips a month, it's completely manageable and often relaxing. For weekly Mainland commuters, it's a real consideration and most people plan their schedules around it.

Is there enough to do? What about nightlife, arts, restaurants?

Victoria has a legitimately good food scene — consistent restaurant density for a city its size, a thriving craft brewery culture, and a busy performing arts calendar. It's not Vancouver, but most people who move here stop noticing within six months. The Cowichan Valley has a strong farm-to-table and winery scene. Tofino is what it is: world-class surf, seafood, and nothing else — which is exactly why people choose it.

Will I need a car?

In Downtown Victoria and Fairfield, a car is optional — walk scores in the 80s, solid bike infrastructure, and transit. In Oak Bay, Saanich, and the Uplands, you'll want a car for grocery runs but can walk a lot of daily life. In the Cowichan Valley and Tofino, a car is essential. Plan accordingly.
